Your rate was determined by the insurance underwriting process, which in the simplest terms, simply means the risk selection process.
mortgage underwriting is quite similar to what you experienced when you were a teenager, but now that you are an adult, a lot more accountability is placed in your hands. Instead of looking simply at your age, companies take a look at your “Four C’s” which are:

  • Capacity – refers to the adequacy of the borrower’s income to pay the interest and principal due on the loan, plus property taxes and homeowners insurance.
  • Character – refers to the borrower’s track record of paying debts as evidenced by his or her credit history and credit score.
  • Capital – refers to the borrower’s down payment (or equity) as a percentage of the current value of the property.
  • Collateral - refers to the safety and soundness of the property and the value of the property as determined by an appraisal relative to the agreed-upon purchase price.
